2. Sourcing team constantly scanning marketing for suitable property investments


3. Extensive due diligence in the property you are buying. As we are part of a privately owned property consortium, we have access to Rightmove Industry data.  Most sourcing agents do not have this as they will not have a Rightmove account.   We than test and measure comparable properties (income wise) to deliver accurate yield and rents which we often surpass.


4. Constructing a comprehensive 20-30 page deal sheet which details all of our asset due diligence.


5. Deal sheets sent exclusively to our subscribed clients


6. We suggest improvement (refurbishment) strategies and budget that are factored into the yield and ROI on the deal sheet. 


7. We substantiate your offer once all queries on the property have been met.


8. We recommend surveyors and organise further surveys if required (Damp survey / Asbestos)


9. On receipt of the survey we can organise quotes for category 3 items on the report


10. We help renegotiate the sale if works involved mean that the deal will only work with a better agreed sale price (vendors do not have to renegotiate).


11. We offer pre completion checks to make sure the property has not been mistreated during the sales process (addition charge outside of sourcing fee).


12. We offer discounted terms and conditions for Lettings and Management Services going forward with www.letsliveleeds.com 


13. On completion we collect keys for you


14. Keys are then brought under management, and letting compliance certificates arranged – making sure you are all legal to let!


15. Any agreed refurbishment strategy is then started and managed by sister company LLL


16. The property is then marketed, ready to let and fully managed going forward.
